Reimagining Reality: 3D Scanning a Building in the Heart of Pleasantville, NY

TC Merritts Land Surveyors recently completed a full 3D scanning and documentation project for a commercial building in Pleasantville, NY. The structure, originally used as office space, is now being converted into residential units—and we were brought in to create the accurate, comprehensive documentation needed to guide that transformation.

The client’s goal was to renovate the property for residential use, and to do so they needed a complete set of existing floor plans, exterior facade elevations, and a 3D model of the entire building. Our team started with field work, scanning the interior room by room to capture exact building measurements, followed by a full scan of the exterior envelope.

Using our high-precision laser scanner, we recorded every detail—from floor layouts and wall alignments to window and door placements. Once the field work was complete, we brought the point cloud data back to our office and began the drafting process. Our team used the data to generate clean, highly accurate existing floor plans and 2D elevations, as well as a detailed 3D model of the building.

The result: within just one week, we delivered a full set of documentation that provided the design team with everything they needed to move forward confidently. The client can now explore design options, plan interior renovations, and file for permits with full assurance that they’re working from accurate as-built data.

For property owners, architects, and developers, having up-to-date existing floor plans and models makes the difference between guesswork and precision. If you’re planning a renovation or change-of-use project, especially in older or undocumented buildings, our 3D scanning services are built to support your success.
